Why buy a plot?
A plot gives you freedom. You choose the design, the materials and the timeline. For investors, land in a growing corridor can be a solid long-term asset — provided the paperwork is clean.
Where to look
Residential plots and plotted schemes are most common on Vadodara’s expanding edges — the western belt around Vasna-Bhayli and Sevasi, the northern side around Harni and Sama, the eastern Waghodia Road corridor, and the south around Tarsali. Central areas rarely have vacant plots, and those that come up are usually priced at a premium.
The checks that matter
Land carries more legal risk than an apartment. Before we recommend a plot we look at:
- Title chain — who has owned the land and how it passed to the current owner
- 7/12 extract and 8A — the revenue records for the land
- NA order — confirmation that residential use is permitted
- Layout approval for plotted schemes, including road widths and common plots
- Access, water and drainage — practical things that decide whether you can actually build
We always recommend a final check by a property lawyer before you pay a token amount.
