Room to build and grow
For manufacturers planning a new plant — or a site they can expand in phases — the Manjusar–Savli belt offers more room than the city’s older estates. Options include GIDC plots and private industrial land in the surrounding area.
Types of land
- GIDC plots — resale plots with planned roads, power and water infrastructure
- Private industrial NA land — often larger parcels along industrial corridors
- Adjacent plots for expansion of existing units
Checks that matter
For GIDC plots: allotment conditions, construction deadlines, transfer approval and charges. For private land: title chain, 7/12 extract and industrial NA permission. For both: permitted activity, power availability, water, drainage, effluent arrangements and heavy-vehicle access.
Planning a new plant
A new plant is a multi-year project. Work with an architect and engineers who understand industrial layouts to plan production flow, truck movement, utilities, storage and space for future expansion. Map out the approvals early — building plan, environmental consents, power and water connections — as they often determine your timeline.
Value pointers
Plots with good frontage, regular shape, wider access roads and utilities already available command a premium but save time and cost during construction. For private land, clean titles and proper industrial NA permission are essential; for GIDC plots, understand the allotment conditions and transfer charges before you agree a price.
