Build exactly what you need
Buying land lets you design a factory or warehouse around your process rather than adapting to someone else’s shed. Around Vadodara you have two main routes:
- GIDC plots — in planned estates like Makarpura, Manjusar–Savli, Por, Waghodia and Nandesari, with roads, power and water infrastructure. New allotments come directly from GIDC; resale plots are transferred with GIDC approval.
- Private industrial NA land — outside the estates, along industrial corridors, often in larger parcels.
The checks that matter
For GIDC plots we look at the allotment conditions, transfer charges, permitted activity and any construction deadlines. For private land we review the title chain, 7/12 extract, industrial NA permission and access. In both cases we check practical infrastructure: power availability, water, drainage and road access for heavy vehicles.
